Errors and omissions
When it comes to defects in a tenancy, it's crucial to first establish who is responsible for maintenance.
This refers to exterior and interior maintenance.
You should check your lease agreement, section 8 and possibly 11, to see what has been agreed about maintenance.
Section 111 of the Danish Rent Act lists the following regarding maintenance and the definition of interior and exterior maintenance, cf. paragraphs 2 and 3:
Maintenance is defined as repairs and replacements carried out in order to preserve and maintain the condition of the lease and the property as it deteriorates through wear and tear.
Stk. 2.
Interior maintenance refers to the maintenance of the apartment including whitewashing, painting, wallpapering and floor treatment.
Stk. 3.
Exterior maintenance refers to the maintenance of all parts of the property and the rented property that are not included in the interior maintenance.
In general, maintenance should be carried out when it is required.
